Commercial Interior Renovation: From Demolition to Final Turnover
A commercial interior renovation involves much more than demolition and new finishes. From the first day on site through final punch-list work, a successful project requires careful coordination between multiple trades, subcontractors, inspections, material deliveries, and the owner’s schedule.
At Expert Building Maintenance, we manage commercial renovation projects throughout Chicago, Chicagoland, and Illinois. As your general contractor, EBM coordinates the full construction process so you do not have to manage each trade separately.
Demolition and Site Preparation
Most commercial renovation projects begin with selective demolition and preparation of the existing space.
This can include removing walls, ceilings, flooring, fixtures, cabinetry, plumbing, electrical components, and other existing materials based on the project scope.
Proper demolition also helps expose existing conditions that may need to be addressed before new construction moves forward.
Coordinating All Trades and Subcontractors
One of the main responsibilities of a commercial general contractor is keeping every part of the project coordinated.
Depending on the renovation, your project may require demolition, carpentry, framing, drywall, electrical, plumbing, HVAC, flooring, painting, ceilings, millwork, fire protection, specialty contractors, and other trades.
EBM coordinates the subcontractors needed for your project, manages scheduling between trades, and keeps the work moving in the correct sequence.
Rough Construction and Building Systems
After demolition, the project moves into rough construction.
This may include new framing, electrical rough-in, plumbing, HVAC modifications, fire protection work, and other building systems before walls and ceilings are closed.
Coordination during this stage is especially important because several trades may need access to the same walls, ceilings, and work areas.
Finishes and Final Construction
Once rough construction is complete, the space begins to take its final form.
Drywall, ceilings, flooring, doors, cabinetry, countertops, painting, lighting, plumbing fixtures, and other finishes are installed based on the project plans and selections.
For occupied commercial buildings, healthcare facilities, and nursing homes, this work may also be completed in phases to help maintain access and reduce disruption.
Inspections, Punch List, and Final Turnover
Construction does not end when the major work is complete.
The final stages may include required inspections, testing, corrections, final cleaning, and a punch-list walkthrough to identify any remaining items that need attention.
EBM works through final completion so the finished space is ready to be turned back over to the owner.
